
What I Do
I aim to:

Organise annual Gas Safety Certificates.

Arrange electrical tests and Energy Performance Certificate as necessary.

Oversee a start/end of tenancy clean.

Organise an inventory and check-in report.

Meet-and-greet tenants on check-in.

Be the point of contact for tenants at any time ensuring tenant queries, issues and urgent problems are dealt with efficiently and quickly

Supervise deliveries and maintenance work during and between tenancies.

Maintain good communication with landlords at all times.

Carry out inspections as determined by the landlord, and provide feedback.

Liaise with tenants at the end of tenancy to ensure a smooth handover, to include arranging a check-out report.

Confirm with tenants that all utilities are no longer in their names.

If the property is vacant, arrange for heating to be on intermittently during the winter or for the appliances to be disconnected.

Provide tenant with an ‘out of hours’ emergency contact.
-
Serve rental increase notices.
-
Ensure any maintenance is completed efficiently and competently.
