What I Do

I aim to:

  • Organise annual Gas Safety Certificates.

  • Arrange electrical tests and Energy Performance Certificate as necessary.

  • Oversee a start/end of tenancy clean.

  • Organise an inventory and check-in report.

  • Meet-and-greet tenants on check-in.

  • Be the point of contact for tenants at any time ensuring tenant queries, issues and urgent problems are dealt with efficiently and quickly

  • Supervise deliveries and maintenance work during and between tenancies.

  • Maintain good communication with landlords at all times.

  • Carry out inspections as determined by the landlord, and provide feedback.

  • Liaise with tenants at the end of tenancy to ensure a smooth handover, to include arranging a check-out report.

  • Confirm with tenants that all utilities are no longer in their names.

  • If the property is vacant, arrange for heating to be on intermittently during the winter or for the appliances to be disconnected.

  • Provide tenant with an ‘out of hours’ emergency contact.

  • Serve rental increase notices.

  • Ensure any maintenance is completed efficiently and competently.
